DDA Gives Important to Public for Suggestions and Objections

Followed by the Master Plan of Delhi authorities meeting on 30-Sep, 2013 the Delhi Development Authority "DDA" has sent an open invitation to every individual to enroll their suggestions and objections for the Master Plan of Delhi 2021s proposal review. Public can also suggest for any modifications if required in MDP 2021s proposal, this kind of approach by the authority is really impressive. Public can also give their suggestions on how many floors can be constructed on their home ground and what would be height of the buildings, very happy to see that DDA is ready to get the inputs and suggestions from the public.

According to the notification, without stilt the buildings cannot be taller than 15M and it can be extended up to 17.5M including stilt. Buildings constructed based these criteria in all use zones will be considered as highrise buildings. But in the existing MDP 2021s proposal there is no provision for such highrise buildings. In addition to this, the notice further says that the rooftops will be allowed to construct swimming pool on the floor is acceptable based on the landscaping and related structures.

The suggestions and modifications were not stopped at this level, other modifications and objections have been invited include change in the definition of hotel. The permission of having lettable rooms for lodging has been revised to 10 and the boarding of 15 persons or more on both short and long term basis. Increasing the number of lettable rooms is okay but the number of persons allowed to board into lettable room is not a good move.

On an another note revising the proposal will always end up with an issues, let us hope that these kind of addition features will not affect the dreams of middle class people who are having a big hope in buying a budget Flats in Delhi once the MDP 2021's proposal got implemented. MDP 2021's allows people to increase the size of the bed rooms and the addition bed rooms can be added, now we should wait and the see whether the 1 BHK Flats in Delhi is going to be retained by the owners and they are planning to extent their flats.

Now the hotels can be used for many purposes, now the scope of activities permitted in the hotels has been extended to include residential units and service apartments with or without ownership rights transfer. With this proposal commercial offices, service and retail shops have been increased by 30% of floor area in hotels. Overall it is very clear the MDP 2021's plan is going to bring a big change in the capital city.
